Master Service Agreement
1. Scope of Services
Seine & Sea (the “Provider”) provides high-end property stewardship and concierge services for secondary residences. The Provider acts as a professional point of contact and observer. The Provider is not a licensed security firm, a construction contractor, or a real estate brokerage. Services are divided into a monthly “Pharos” member package and “A La Carte” Services.
2. Duration & Flexibility
- No Long-Term Commitment: This agreement operates on a month-to-month basis to ensure maximum flexibility for the Client.
- Automatic Renewal: The Pharos Membership is automatically renewed on the 1st of each month.
- Termination: The Client may terminate this agreement at any time via written notice (email). Services and billing will conclude on the 1st day of the month following the receipt of the notice. Any month already started is non-refundable.
3. Pricing & Payment Terms
- Billing: Monthly membership fees are billed at the beginning of each period (In advance).
- Payment Methods: Payments are accepted via Bank Transfer (SEPA/SWIFT) or electronic payment link (Stripe). Credit Cards, Apple Pay, and Google Pay are supported. Cash and checks are not accepted.
- Late Fees: In accordance with French law, a flat late fee of €40.00 will be applied to any invoice not settled within 10 days of the due date.
- Taxes: Prices are displayed Net (VAT not applicable, art. 293 B of the French CGI).
4. Property Access & Keys
- Key Stewardship: The Client shall provide the necessary sets of keys for property access. Seine & Sea agrees to tag all keys anonymously and store them in a secure, fireproof safe when not in use.
- Security Systems: The Provider will arm/disarm security systems as instructed. While the Provider will exercise due care, they cannot be held responsible for technical malfunctions, network failures, or false alarms inherent to the Client’s security system.
- Lost Keys: In the event of keys being lost while in the Provider’s possession, replacement costs or lock changes will be covered by the Provider’s professional insurance.
5. Liability & Insurance
- Obligation of Means: The Provider is bound by an “obligation of means,” committing to perform duties with the highest level of professional care. However, the Provider is not liable for damages caused by “Acts of God” (storms, floods, freezing), construction defects, or pre-existing technical failures.
- Professional Liability: The Provider maintains a Professional Civil Liability Insurance (RC Pro).
- Client Insurance: The Client must maintain a valid Home Insurance policy (PNO or similar) covering the property at all times.
6. Confidentiality & Data Protection (GDPR)
All sensitive information, including alarm codes, access protocols, and personal contact details, is strictly confidential. This data will never be shared with third parties without the Client’s explicit consent (e.g., to allow a contractor access).
Annex 1: the Pharos Report
Included in the monthly Pharos Membership
The Pharos Report is our signature monthly health check for your home. It ensures your property remains in peak condition year-round.
- Exterior Shell Inspection: Visual check of roofing, facades, windows, and gutters. Post-storm debris or damage assessment.
- Interior Vitality Check: Systematic search for water leaks, humidity levels, and signs of pest activity. Room-by-room ventilation.
- Security Verification: Testing of alarm functionality and verification of all entry points.
- Connectivity & Mail: Collection of mail. Urgent administrative documents are scanned and emailed to the Client; the physical copies are securely stored.
Within 24 hours of the visit, the Client receives a digital report including time-stamped photos, professional observations, and maintenance recommendations.

Special Terms & Conditions:
- Short-Notice (Emergency): Any service requested with less than 24-hours notice will incur a 50% surcharge (x1.5).
- Transportation Fees: For Pharos members, travel fees are waived when the service is performed during the scheduled monthly visit. For all other dedicated trips (or for non-members), a standard travel fee of €0.50/km applies.
